Only five caribbean nations and one european country (cyprus) currently offer instant citizenship under real estate investment route.  All other countries only offer permanent residency. To qualify for property investment passport, one must purchase a property in any of these countries below. The cheapest is Dominica. The total time from purchase of property to passport is about 3-4 months. Family, children and parents also qualify for passports.

To qualify for citizenship of Dominica under the Real Estate Option under the Citizenship by Investment Program, an applicant must purchase authorized real estate to the minimum value of USD 200,000.

Following approval of a real estate investment application, the following Government Fees are payable:

  • USD 50,000 for the Single Applicant
  • USD 75,000 for family up to 4 persons, including the main applicant
  • USD 100,000 for family up to 6 persons, including the main applicant
  • USD 20,000 for each additional dependant aged under 18 years; USD 25,000 for each additional dependant aged over 18 years

Citizenship in St Kitts and Nevis possible through an investment in a pre-approved real estate project, which may include hotel shares, villas, and condominium units. The minimum real estate investment required by law is US$400,000 for each main applicant.

Upon submission of an application, non-refundable due diligence and processing fees must also be paid. These fees amount to US$7,500 for the main applicant, and US$4,000 for each dependent of the main applicant who is over the age of 16 years.

On approval in principle of an application made through a real estate investment, a Government fee applies, as follows:

  • Main applicant: US$50,047
  • Spouse of the main applicant: US$25,047
  • Dependent child of the main applicant under 18 years of age: US$25,047
  • Dependent child of the main applicant above the age of 18 years or dependent parent aged 55 and above: US$50,047

In addition to these fees, real estate buyers should be aware of purchase costs (mainly compulsory insurance fund contributions and conveyance fees).

Saint Lucia requires $300,000 real estate investment to qualify under the citizenship by investment scheme plus payment of various government fees and charges.

The Government of Saint Lucia has approved three real estate projects under CIP Saint Lucia.

 Cyprus

Cyprus requires EUR 2,000,000 for a property investment passport  under the Scheme for Naturalization of non Cypriot investors by exception framework  on the basis of subsection (2) of section 111A of the Civil Registry Laws of 2002-2015.
The applicant must have made an investment of at least € 2,0 million for the purchase or construction of buildings or for the construction of other land development projects (residential or commercial developments, developments in the tourism sector) or other infrastructure projects.
The total processing time until getting european passport is 6 months.
